We called David to help us sell our home which we had tried to sell unsuccessfully once before. From start to finish David was there with solutions for every problem. Anything we needed done he had fantastic recommendations for who to call - always great people and great prices too. David works tirelessly often sleeping very little making sure his clients are taken care of. He answers text emails and phone calls almost immediately no matter the time. He sold our house in a difficult period by going the extra mile in every dimension--staging pricing repairing showing marketing and negotiating. David was extremely professional and able to walk us through the entire process top to bottom every step of the way. Not only was he knowledgeable about home buying but he was able to talk us through the mortgage the home inspection pros/cons of various home construction materials and even how he would do a repair/improvement if it was his home. What most impressed me about David was how willing he was to go out of his way to help us and I'm not just talking about finding a house and filling out paper work. On two occasions with almost no notice he was willing to drive across town just to let both sets of our parents into the house pre-closing so they could see it while they were in town. After closing I asked him what happened to a trash pile that the seller had left at the house on day OF closing. It turned out that David had been kind enough to grab his station wagon and move the entire trash pile for me while I was at work. I would recommend him to anyone.?

We moved from Alexandria VA and relied on David to find us the right house for the right price and in a very short time period. He delivered on every account. He listened to what we wanted and took us to the properties that fulfilled our wants - no games of any kind. He worked tirelessly for us and had our best interests in mind. A lot of realtors say they work hard and many of them probably do but you had first hand evidence that David was working very hard for you! (while simultaneously juggling 8-9 other clients (if I recall correctly - it may have been more)). Not that you should call him at all hours but we would get emails from him at 2:00 am and then again at 5:30 am! He knows the system in and out and very thoroughly answers all your questions patiently and respectfully. I would say that having David work for you was almost like have your own attorney by your side. He was particularly adept with his Ipad and PDF expert program which allowed him to carefully track and send all the documents electronically - quickly! The whole process was relatively smooth and in several instances we took David's advice based on his statistics of certain occurrences and we were glad we did as the house sold in 2 weeks. He spent countless hours with both myself and my wife going to every house that we found online (even though he probably knew they weren't going to be a good fit for us). He spent a significant amount of time getting to know us and finding out what we were looking for. He answers any emails or texts within minutes no matter what the time and was even willing to help us submit an offer while he was supposed to be on vacation. One of the things that I appreciated the most was that he was very willing to let us know which houses would be problematic to resale a few years down the road. As a first time home buyer this was very helpful to learn about the different features of home construction and how they add to or detract from the homes value. David walked us through the entire home buying process letting us know what to expect from each step including the search the offer the inspections and finally the closing. He has a great network of inspectors handymen HVAC specialists and exterminators that were all very efficient in getting the house examined during the due diligence period. I'm extremely happy that we chose to work with David as we were able to land just the type of house we were looking for in a great area. I'll certainly be using him as a seller's agent if/when we decide to move!

He is absolutely fantastic! After our experience we would strongly recommend David as your selling agent if you are motivated to sell your house quickly. It may take you some time to do the necessary things to get your home ready for the market; but if you follow David?s advice you will have your best chance of getting it sold quickly. Our home sold in 4 days with multiple offers. David didn?t just give us a list of things to do and then put up a sign in our yard when we had finished the list. He worked WITH us! We mean that literally as he helped us move some heavy furniture from one room to another and helped to change out some of the door hardware from brass to nickel. We called him several times just for his advice and he was always helpful. He was available as often as we needed him. For the changes that are beyond the homeowner?s ability to accomplish he knows the people you should contact to get things repaired at a reasonable price. You always have the option to go with someone else but we were very happy with everyone he recommended. David is a friendly person who is optimistic by nature. When he tells you what you need to do to have the best chance of a quick sell he doesn?t overly pressure you to do every item. He does however let you know what repairs/adjustments and staging ideas will help to make the sell happen sooner. We did just about everything he recommended and it sure worked out well for us. After we had finished all of our upgrades and had the staging complete he spent several hours over a two-day period getting the photos to look as good as possible. When our sign went up he got on the phone to other local realtors. We had 11 showings in the first 4 days and had three offers on the table the fourth night! Obviously not every home will sell as quickly as ours did but we believe that David Jenkins will give you the best advice and the best service of any agent in the Triangle.

We simply would not buy or sell our home with anyone else. David knows his stuff. As first time buyers/homeowners, he helped us feel at ease during the home buying process. He's also one of the most optimistic, energetic people I've ever met, and it makes the process so much better. In response, David says - "I think that we can do this ourselves." The next thing I know, David has offered to rent a ladder, drive it to our house the NEXT day, and spend his entire Sunday afternoon helping us to install it. I swear that he was here for over 4 hours and all that he would accept in return was a cold beverage. We literally could not and would not have done it without him. And really that is the David experience in a nutshell. First, he will do FAR more than any other realtor to help you buy or sell your home. Then, he will do whatever he can to help your house become a home because he cares about you. He's just a truly amazing guy. He enjoys the people that he works with and he's simply more than just a realtor. We are so incredibly fortunate that we were connected to him and look forward to being friends for a long time to come.

After five weeks of almost daily home viewings with David we found all that to be true and much more. My husband and I were moving from Virginia to Chapel Hill NC and we were in the market for our very first home. We sent him an email introducing ourselves and our basic needs. He responded promptly that afternoon. After a few email exchanges we felt that David was the guy for us. He was prompt thorough knowledgeable responsive informative and most of all FUN! He showed us lots of homes that met our criteria until we found the one that we loved. I am known for asking lots of questions. He was a delight for putting up with me and gracefully helping us through the process. I always felt like I knew what stage of the game we were at and what was coming next. Then came the fun part...negotiations. David was a dream at negotiations and we ended up with an amazing house and an even better deal. For an agent that is as busy as he is I never once felt like we were second hand to anything. When it comes time to sell our house David will be the only realtor I will call.

Mr. Jenkins patiently helped us for over a year in searching countless properties for our home purchase. He was incredibly responsive to our requests to view homes and spent dozens of hours with us going through multiple properties. His instincts for making offers were spot on; when he advised us to hold tight on an offer he was invariably right. And when David responds he formulates thoughtful and frequently brilliant proposals. He thinks out of the box and is innovative and smart. (It is not surprising that he has a PhD.) He is a supreme problem solver! Moreover David never seems to rest. He has boundless energy. We always felt like he was doing absolutely everything to help us meet our objectives while being mindful of respecting the needs and objectives of the potential buyers of our house. More specifically he hires and pays for a professional stager to work with sellers to make the house look as good as it can. And David himself has brilliant staging ideas. Then he takes and retakes photographs to present the house in its best light. David is a great photographer and has sophisticated equipment resulting in beautiful photos. David works incessantly to obtain as many showings as possible. He strategizes with sellers in an attempt to get multiple offers and backup offers. He works with his clients to formulate a plan to move the best offer to be even better. After offers materialize he is masterful at working through the due diligence period. The needs of the buyers and sellers have to be met and he navigates this tricky terrain. Furthermore David is not simply an esoteric and intelligent real estate broker. When the need arises he rolls up his sleeves literally and solves any last-minute issues that arise. For example we had donation agencies and professional movers refuse to take a heavy armoire out of our second floor. The only way we could extricate it was to cut it into pieces. Enter David in a suit but taking off his coat and rolling up his sleeves with a circular saw a chain saw and a big utility trailer . . . problem solved. And when we had piles of last-minute refuse that piled up outside our house again enter David with his big utility trailer. He loaded it up and took it all to the dump. He has incredible energy and never stops working. After the buyers and sellers finalize their agreement we were extremely pleased that he expertly works with the closing attorney to have the seller documents prepared in advance so that the sellers do not have to go to the closing. The closing was effortless for us. In summary David is always accessible courteous full of energy and supremely professional. We could not recommend him more highly. Certainly if we have a future need for a real estate agent David Jenkins is the person for us.

He went over and above his normal realtor duties to ensure that the house was shown sold and that the deal was completely done right down to the closing. He was excellent at communicating with me on a regular basis. He was always available I felt I could trust him. I was living out of the area while my house was on the market and he took care of all my needs while I was away. He worked very hard to sell my house and did an outstanding job. He understands the market and advised me on what I needed to do to ensure my house was sold and how to get help with the projects. Throughout the process he had my best interest at heart. The process of buying a house especially for the first time can be very stressful. David encouraged me to be patient and was confident he could find the house that was perfect for me. And he was right! Finally that house came along and I made an offer. David did a great job helping me negotiate the contract (closing costs repairs etc.). David also recommended licensed contractors to do necessary repairs and kept me informed about the work status. David seems to have endless energy and went to any and all of the properties I sent him in my 2am Zillow searches. He walked us through the entire process and had our best interest at heart, telling us if he thought a property was a good investment or advising us to stay away due to unfixable problems. Selling our house was as easy as it could be thanks to him. He was patient with us when we needed him to be and jumped in to help without us even asking. He helped our painter finish painting our back porch steps the night before the open house. He mowed our yard TWICE ( would just text me and ask "hey! I have 30 minutes and am going to be near your place do you think you need a mow and could I could go by and mow the yard?") and was always ready to do what he thought needed to be done to get us a competitive price. When it came to purchasing our new house he was always looking out for us. I found his opinion on the different houses we saw to be extremely valuable. He wasn't going to let us buy just any old house so he could get paid and move on. He wanted our new house to be the best house we could get within our budget. He is knowledgeable about what a good air conditioner is what the crawl space should look like (or not look like!) what kind of siding is best etc. You name it he knows his stuff when it comes to houses and everything in them. David is extremely prompt when answering texts or emails and makes you feel like you are his only client (when I know that is far from the truth!). I'm not sure when he sleeps... If you want to have the best home buying/selling experience hire David. I was honestly sad when we closed on our new house because I knew it meant we wouldn't be talking to him and seeing him all the time! He is a pleasure to work with and I would recommend him over and over!David helped me through all of the details of selling my house and spent quite a bit of time explaining the process. He brought in a staging expert to guide us in arranging furniture and removing clutter. It was listed only a total of 3 days before going under contract.

He went above and beyond finding a house for us. He took several very helpful videos for us when we could not make it out to Durham. He even went into crawl spaces for us. He was extremely punctual and always professional. He did a fantastic job of shepherding us through the purchasing process and ensured that our interests were represented. He was always available for questions and gave us the right answer (not always the one we wanted to hear) which is something I value highly. He also made several recommendations about financing which I wish I had listened more closely too. As it was I went with Bank of America against his recommendation and brought down upon myself a 3 month long epic ordeal of failure. In the end we wound up bailing on BoA and going with a local bank who closed for us in 2 weeks! Wish I'd listened to David in the first place.

However I cannot imagine that there could be someone who is more professional responsive helpful and pleasurable to work with than David. We were relocating to an area where we had little firsthand experience and David made the entire experience enjoyable. Not only did he do a great job at the "normal" realtor things e.g. find us a home but he went so far past that. He spoke to our new neighbors to fish-out possible problems with a shared driveway he managed 100% of the legwork for the inspections he gave great and balanced advice during the negotiation and he even called the State Wildlife Commission to ask a question about how we intended to use some of the land! We had expected the process of getting our first house to be incredibly stressful but working with David it was just the opposite. His style is to share his knowledge and experience not just his point of view so we walked away from every decision feeling like we understood the factors involved and how to make the right choice. I cannot recommend him highly enough.

David met with us the very afternoon that we called him; he had excellent advice for what we needed to do to get our home ready for showing and there was no pressure to list immediately. His recommendations for an inspector roofer & handyman were all excellent as was his staging advice. When we did list with David he took some wonderful professional photos which garnered 12 showings in 2 1/2 days and by the end of the 3rd day we had a great offer. Thank you David!

In addition to chauffeuring us between the different properties we were viewing David helped us find homes that we might want to view and greatly aided in our decision-making process by offering his honest opinions and considerable insight. We were not only non-local homebuyers but out of state altogether. Our home-viewing schedule was limited by our work schedules and travel plans; David did his best to accommodate us showing us homes on Saturdays and Sundays from early in the morning until near dark arranging showings on the fly if we were attracted to a certain neighborhood and showing us several great local coffee shops and pizza places to help us learn the ropes! He even sat up with us until 10:00 p.m. to compile an offer on a home since we were leaving the Triangle the next day. One of the homes on which we made an offer had a difficult seller situation--the seller was representing his own property as agent and he was very inexperienced. The home required a couple major repairs before our lender would accept the paperwork and the seller was uncooperative making several unreasonable demands throughout the process. David remained professional and highly ethical throughout the whole mess ensuring that our interests were maintained at the forefront. He obtained estimates of the necessary work through his vast network of contractor contacts and helped us exit the contract gracefully when we decided it was time. David notified us of a price drop on the property we ultimately purchased--we had viewed it earlier and liked it but found it to be outside our price range. Because of his professional relationship with the seller's agent we were able to get a fantastic deal on a lovely home. When an inspection (orchestrated through one of David's contacts) revealed that work was necessary David got us five different quotes from both general contractors and specialists to help us decide on the level of work we wanted done before we bought the house and to aid us in presenting a stronger front to the seller. We closed on our lovely little home and we couldn't be happier! To say that the process was overwhelming for us is an understatement. Thank goodness we found David. He is experienced incredibly knowledgeable honest realistic and supportive. Before we would even step inside a house he would point out issues with roofs windows siding the quality of the AC units etc. He would even get into the crawl space and look around! He would then do the same thing inside noting issues with the layout kitchen design bathrooms possible interior renovations etc. When we found "the" house he jumped right on it calling the seller's realtor right then and there and determining our chances at beating out another offer. Thanks to his skill and advice we were under contract in less than 24 hours! But he doesn't stop there: he has recommendations for inspectors contractors HVAC techs etc. He will give you a few names so that you don't feel pressured to use a particular person. He also connected us with outstanding lawyers and an excellent mortgage broker. Thanks to David and everyone he recommended our cross country purchase went off without a glitch. We can?t recommend him highly enough.

Our sale was long and drawn out because of problems with the buyers and with the loan company but David stayed with it and managed to get the sale to go through. He kept us up to date even when we were out of the country. And he is so personable. In the end the buyers were happy and we were happy and all thanks to David. We will use him again if we sell or buy a house. Thank you so very much David!

He is smart hardworking and easy to work with. He has a network of painters electricians etc and their work was high quality timely and reasonably priced. My wife and I moved from Ohio to North Carolina last year and rented a Condo while we got to know the area. When we felt the time was right to purchase our first home we found David Jenkins through an internet review such as this one and gave him a call. He came to our house and spent countless hours helping with landscaping and other projects the week we listed the house. He was honest, generous, and kind throughout the whole selling process. He sold our house in one weekend and we were thrilled with the results. We have already passed his name to everyone we know who is looking to buy or sell in the area!

He told me openly and honestly what price he thought we could get for my townhouse and that it would sell in a month. We got it under contract within 3 weeks. Even then he continued to show the property to try to secure a back up offer on it! I would highly recommend him to anyone looking to sell!

Selling our house was as easy as it could be thanks to him. He was patient with us when we needed him to be and jumped in to help without us even asking. He helped our painter finish painting our back porch steps the night before the open house. He mowed our yard TWICE (he would just text me and ask "hey! I have 30 minutes and am going to be near your place do you think you need a mow and could I could go by and mow the yard?") and was always ready to do what he thought needed to be done to get us a competitive price. When it came to purchasing our new house he was always looking out for us. I found his opinion on the different houses we saw to be extremely valuable. He wasn't going to let us buy just any old house so he could get paid and move on. He wanted our new house to be the best house we could get within our budget. He is knowledgeable about what a good air conditioner is what the crawl space should look like (or not look like!) what kind of siding is best etc. You name it he knows his stuff when it comes to houses and everything in them. David is extremely prompt when answering texts or emails and makes you feel like you are his only client (when I know that is far from the truth!). I'm not sure when he sleeps... If you want to have the best home buying/selling experience hire David. I was honestly sad when we closed on our new house because I knew it meant we wouldn't be talking to him and seeing him all the time! He is a pleasure to work with and I would recommend him over and over!

He is always available to respond to questions and concerns. When we called, texted, or emailed him, he responded immediately. And when David responds, he formulates thoughtful and frequently brilliant proposals. He thinks out of the box and is innovative and smart. (It is not surprising that he has a PhD.) He is a supreme problem solver! Moreover, David never seems to rest. He has boundless energy. We always felt like he was doing absolutely everything to help us meet our objectives, while being mindful of respecting the needs and objectives of the potential buyers of our house. More specifically, he hires and pays for a professional stager to work with sellers to make the house look as good as it can. And David himself has brilliant staging ideas. Then he takes and retakes photographs to present the house in its best light. David is a great photographer and has sophisticated equipment, resulting in beautiful photos. David works incessantly to obtain as many showings as possible. He strategizes with sellers in an attempt to get multiple offers and backup offers. He works with his clients to formulate a plan to move the best offer to be even better. After offers materialize, he is masterful at working through the due diligence period. The needs of the buyers and sellers have to be met, and he navigates this tricky terrain. Furthermore, David is not simply an esoteric and intelligent real estate broker. When the need arises, he rolls up his sleeves, literally, and solves any last-minute issues that arise. For example, we had donation agencies and professional movers refuse to take a heavy armoire out of our second floor. The only way we could extricate it, was to cut it into pieces. Enter David, in a suit but taking off his coat and rolling up his sleeves, with a circular saw, a chain saw, and a big utility trailer . . . problem solved. And when we had piles of last-minute refuse that piled up outside our house, again, enter David with his big utility trailer. He loaded it up and took it all to the dump. He has incredible energy and never stops working. After the buyers and sellers finalize their agreement, we were extremely pleased that he expertly works with the closing attorney to have the seller documents prepared in advance so that the sellers do not have to go to the closing. The closing was effortless for us. In summary, David is always accessible, courteous, full of energy, and supremely professional. We could not recommend him more highly. Certainly, if we have a future need for a real estate agent, David Jenkins is the person for us.
